1. Who we are
These Terms govern your use of the https://royaljunkpros.com website and your engagement of Royal Junk Pros LLC (“Royal Junk Pros,” “we,” “us”) for junk removal and hauling services in the Kansas City metropolitan area. By using this website or booking a job with us, you agree to these Terms.
2. Quotes
Any quote we provide by phone, text, email, or through the chat assistant on this site before we see the items is a good-faith estimate. The chat assistant is automated and its answers are general information, not a quote. The binding price is the written on-site quote we give you in person before any work begins. If you decline that on-site quote, we will leave without charge (except in cases of extended travel coordination).
If you send us photos to help us quote, you confirm you have the right to share them, and we use them to prepare your quote and perform the job — nothing else without asking you first.
3. Pricing
We charge by volume (the amount of truck space your items fill) plus any required disposal fees for specific items (mattresses, appliances, electronics, etc.). Volume pricing means that if your items take less truck space than estimated on-site, you pay less. If they take more, we will pause and re-quote you in writing before continuing.
We have a $100 trip minimum for residential pickups within our standard service area. Larger or out-of-area jobs are quoted individually.
4. Payment
Payment is due at completion of the job unless we have a written agreement otherwise (e.g., net-15 terms for commercial accounts). We accept cash, major credit/debit cards, and Zelle. We do not require deposits for standard residential jobs.
5. What we will haul
Furniture, appliances, electronics, mattresses, general household and yard junk, construction and remodeling debris from completed projects, and most commercial waste. See our Services page for details.
6. What we won't haul
For safety and legal reasons, we do not transport hazardous or restricted materials, including but not limited to:
- Gasoline or fuel
- Oil-based paint
- Wet paint
- Pesticides
- Chemicals
- Asbestos
- Medical waste
- Ammunition
- Explosives
- Propane tanks
- Car batteries
- Fluorescent bulbs
We'll point you to the appropriate Kansas City disposal facility for these items at no charge, and we'll still haul everything else in the load. See our disposal guide for where each one goes, or text us a photo if you're unsure about a specific item.
7. Your authority to dispose of items
When you book us, you confirm that you own every item you ask us to haul, or that you have the legal right to dispose of it (for example, as the property owner, executor, landlord following a lawful eviction process, or authorized property manager). We rely on that confirmation — we have no way to know who owns what. If items belong to a tenant, family member, ex-partner, or anyone else, it is your responsibility to resolve that before we arrive. If we discover mid-job that ownership of the items is disputed, we may stop work and unload at our discretion.
Likewise, if hazardous or restricted materials (Section 6) turn up in a load without having been disclosed to us, we may refuse or offload those items, and any resulting disposal costs or fines are your responsibility.
8. Property damage
We are fully licensed and insured. We carry floor protection, booties, and moving blankets on every job. If we damage your property in the course of a job, we will repair or fairly compensate for the damage. Please report any damage to the crew before we leave the site so we can document it together — or, if you notice it later, tell us within 48 hours with photos so we can make it right while the job is fresh. Damage claims are handled through our liability insurance where it applies, and the liability cap in Section 14 does not reduce what our insurance covers.
9. Valuables
We assume everything in the area you point us to is meant to go. If items of personal or financial value are mixed in with the junk (jewelry, cash, important documents, family heirlooms, etc.), it is your responsibility to remove them before we arrive. We are not liable for items unintentionally disposed of after a job is completed.
10. Donations and recycling
We donate or recycle items where practical, at our discretion, through local Kansas City partners. You waive any claim to items once we have hauled them off-site. Where items are donated, we will provide a donation receipt within 14 days listing the receiving charity for tax purposes.
11. Cancellations and scheduling
You may cancel a scheduled job at any time before our arrival without charge. If we have already arrived on-site and you choose not to proceed, the $100 trip minimum may apply for residential jobs.
Severe weather, unsafe site conditions, road closures, and similar events outside our control may force us to delay or reschedule a job. We'll tell you as soon as we know, and rescheduling is always free — but we aren't liable for losses caused by a delay we couldn't reasonably avoid.
12. Service-area limits
We serve the Kansas City metropolitan area and surrounding suburbs (see the service area page). Jobs outside that area may carry a travel fee, quoted in advance.
13. Website content and guides
The information on this website — including our blog, disposal guides, pricing examples, and the chat assistant — is general information for the Kansas City area, provided “as is.” Facility hours, fees, accepted items, and city programs change without notice, so confirm details with the facility or city before you rely on them. Nothing on this site is legal, tax, environmental, or other professional advice.
14. Limitation of liability
Our maximum liability for any claim arising from a job is limited to the amount you paid for that job. We are not liable for indirect, incidental, or consequential damages. This cap does not apply to property-damage claims covered by our liability insurance (Section 8), or to any liability that cannot be limited under Missouri law.
Any claim arising from a job or from these Terms must be brought within one (1) year of the date of the job, unless a longer period is required by law.
15. Indemnification
You agree to cover us (that is, defend, indemnify, and hold us harmless) for losses, fines, cleanup costs, and third-party claims that result from: (a) items you asked us to haul that you did not own or have authority to dispose of; (b) hazardous or restricted materials in a load that were not disclosed to us; or (c) information you gave us about the job or property that was materially inaccurate. This section doesn't apply to the extent a loss is caused by our own negligence.
16. Dispute resolution and arbitration
Talk to us first. If something goes wrong, contact us (Section 20) and give us 30 days to make it right — most issues are resolved with a phone call.
If we can't resolve it informally, you and Royal Junk Pros agree to resolve any dispute through binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, held in Jackson County, Missouri (or by phone/video if you prefer). The arbitrator can award the same remedies a court could. Both sides waive the right to a jury trial and to participate in a class action.
Two exceptions: either side may bring an individual claim in small-claims court, and either side may seek emergency relief in court for misuse of the website or intellectual property.
Your opt-out right: you can reject this arbitration section by emailing info@royaljunkpros.com within 30 days of your first booking with the subject “Arbitration opt-out” and your name and job date. Opting out does not affect any other part of these Terms.
17. Governing law
These Terms are governed by the laws of the State of Missouri. Subject to Section 16, any court proceedings shall take place in the courts of Jackson County, Missouri.
18. Changes to these Terms
We may update these Terms as the business changes. The “last updated” date at the top reflects the most recent revision, and the version posted here at the time you book applies to your job.
19. Severability
If any part of these Terms is found unenforceable, the rest remains in effect.
