Hoarding cleanouts aren't the same as a packed-garage cleanout. They involve a person in distress, often family members under their own stress, and contents accumulated over decades. We approach these jobs with respect and structure — never judgment.
Who calls us for hoarding cleanouts
- Adult children whose parents are no longer safe in their home
- Spouses or family members after a hoarder has been hospitalized
- Property managers after a tenant move-out
- Estate attorneys after a hoarder has passed
- Social workers or APS caseworkers coordinating a court-ordered cleanup
How we approach the work
Where possible, we'd like the hoarder (or their representative) to walk the property with us before we start. This isn't just for our quote — it's because giving the person agency over decisions reduces trauma during the process.
Pacing matters
Most hoarding cleanouts are multi-day. A typical Level 3 hoarding situation (clutter throughout, narrow walkways) takes 2–4 days with a 3-person crew. Higher levels can run a week or more. We don't rush.
What we sort vs. dispose
Money, photos, official documents, jewelry, and items of obvious sentimental value get set aside for the family or the hoarder to review. We always assume a $1,000 bill could be in any random envelope — and we've found them before.
Biohazard considerations
Hoarding situations sometimes involve animal contamination, mold, or worse. We work with KC-area biohazard remediation contractors and will refer you to one if the contamination level exceeds what we handle. Pricing for biohazard remediation is separate.
After the cleanout
We donate what we can, route hazardous items to KC HHW, and deliver a final cleared-property photo set. We often coordinate with a deep-cleaning service for the post-clearance sanitization.
